Rental property
I am contacting you to enquire about the logistics of installing a Ring doorbell on a student rental property where the tenant changeover is annual and there are potential void periods of a month at a time or slightly longer over the summer period occasionally.  I wouldn’t want to monitor the tenants or even have access to the system while they are in the property, only during out of contract times or to ask them to provide footage in the event that there was a burglary.
During the latest tenancy the tenants at the property have installed a battery operated system of their own volition but intend to take the system with them when they leave.  The letting agent nor me have access to any of the data recorded.
They have recently reported a case of attempted access from cleaners who appear to have the wrong address.  They were able to provide the evidence of the attempted entry and it was quite impressive, neither they or the letting agent or me knew anything about this attempted access apart from the information from the doorbell.
I am interested in potentially installing a Ring doorbell system permanently on the property.  However, I am concerned about data protection laws, particularly as being a landlord I am not able to monitor their comings and goings due to their right to peaceful enjoyment in the property as written in the tenancy agreement and tenant law or due to data protection laws, under GDPR and possibly others.
I would be happy to pay for the Ring doorbell system to monitor the property during the tenancy, but I wouldn’t be able to have any access to the data, furthermore, during the transition periods either between tenancies or when there is a new tenancy there would need to be a reliable handover and a regulated way of ensuring that no one has access to the data that shouldn’t have e.g. previous tenants, letting agent or landlord at times when they shouldn’t although all of them might need access legitimately at certain times.
Is there a process, facility, or recommendation for dealing with this type of situation that Ring would be able to provide or that the letting agent or me could set up?  Do you know in detail how such cases might be regarded in law?  Please could you provide as much insight or guidance as to how this situation of providing a doorbell for the tenant’s safety and the property’s security without breaching any laws can be achieved.

Hi @user_53050c. If you set up a Ring doorbell, then you are by default are the account owner and will have access to the footage. If your tenants set up the Doorbell, they are by default the owner and have primary access to the footage. You can learn more about the various levels of ownership here.
